One Art Community Center Event Space Rental Agreement

Event Details:

  • Event Date: May 31, 2025

  • Event Time: 1:00 pm - 4:00 pm

  • Event Space: Courtyard, Riverside Lounge, Upstairs Lounge

Rental Fees:

  • Total Rental Fee: $1,575

    • $1,300 base fee

    • $275 non-refundable cleanup fee

    • [Additional spaces or food buyout, if applicable]

  • Deposit: $787.50

  • Remaining Balance: $787.50 (Due 30 days before the event)

Cancellation Policy:

  • Cancel 30+ days before event: Deposit retained.

  • Cancel 7-30 days before event: Full rental fee (including deposit) retained.

Space Condition & Damage:

  • Renter responsible for repairs to any damages beyond normal wear and tear.

Right of Entry:

  • Manager can enter the space at any time for emergencies or reasonable purposes.

Indemnification:

  • Renter is responsible for any damage or injury caused during the event.

Permitted Use:

  • Space can only be used for the event; prior approval required for any additional uses.

  • Max Capacity: [Courtyard: 800, Riverside: 25, Upstairs: 50]


Compliance with Laws:

  • Renter must obtain necessary permits and insurance and comply with local, state, and federal laws.


Force Majeure:

  • If the event can't be held on the scheduled date due to reasons beyond the manager’s control, an alternate date will be offered.


Revocation of License:

  • Manager can revoke the agreement with prior notice and full refund if not caused by Renter’s breach.


Assignment:

  • No rights can be transferred without written consent, except in case of asset or business sale.


Governing Law:

  • Agreement governed by Pennsylvania law.


Notice:

  • All notices must be in writing and sent via certified mail or delivered in person.


Agreement Validity:

  • This contract constitutes the entire agreement and supersedes prior understandings.
